Who this service is for
For owners, occupiers and operators of homes and penthouses, small and medium clinics, schools, hotels and other hospitality properties, restaurants, cafés and other food-and-beverage (F&B) spaces, shops and offices who want to resolve everyday problems or assess changes before commissioning design work.
Our approach
A Space Audit examines how existing homes and penthouses, small and medium clinics, schools, hotels and other hospitality properties, restaurants, cafés and other food-and-beverage (F&B) spaces, shops and offices support the people who use it. We read the space through its everyday routines: movement, privacy, comfort, access, storage and the relationship between activities. The aim is to identify what works, where friction occurs and which changes deserve priority.
We combine a conversation about your needs with a review of available plans, a site walkthrough and observations of how the space is used. Depending on the agreed scope, we consider layout, daylight and glare, ventilation, acoustic conditions, furniture, wayfinding and opportunities to make better use of existing space. User feedback helps distinguish assumptions from recurring problems. The review can focus on household privacy and storage, clinic waiting and reception areas, school circulation, guest comfort, dining and service routes, or office focus and collaboration, according to the property and brief.
You receive a clear assessment with annotated observations and a prioritised action plan, separating straightforward adjustments from changes that need design development or specialist investigation. The scope, access arrangements and deliverables are agreed before the audit. Structural testing, statutory certification and specialist environmental measurements can be scoped separately where needed.

Our Process
Define the brief
Discuss the space, its users, recurring concerns and the decisions you need to make.
Observe and assess
Review plans, walk through the space and gather observations and user feedback within the agreed scope.
Prioritise improvements
Present findings, practical adjustments and recommendations for further design or specialist review.
Typical Deliverables
- Spatial assessment and key observations
- Annotated plans or photographs, where available
- Prioritised improvement recommendations
- Review conversation and next-step brief
Agree the scope before work begins
The appointment defines the stages, fee, programme, deliverables and responsibilities. Construction, procurement, specialist surveys, statutory submissions and site attendance are included only where explicitly agreed. An initial discussion does not establish permission to build or a guaranteed project outcome. A spatial review is not a structural inspection, accessibility certification, measured environmental assessment or statutory compliance audit.
How to get started
Share the project location, intended use, approximate area and current stage. Include available plans or surveys, your main priorities, budget expectations and preferred timing.
