How do you master-plan a small resort in Kerala?
Start with the kind of stay the resort intends to offer, then test how much development the site and operation can support. The maximum number of rooms that can be drawn is not necessarily the number that produces a workable resort.
Understand the site as a connected system
Commission the relevant surveys and feasibility checks before distributing cottages. Map levels, access, existing vegetation, water movement, views and constraints. Identify areas that need protection, further investigation or authority clarification.
A view is an asset only if reaching and servicing the room is practical. Avoid treating steep or difficult portions of the site as free space simply because they are undeveloped.
Draw three journeys
Map the guest journey from arrival to room, dining and recreation. Map staff movement between stores, housekeeping, kitchens and waste areas. Then map deliveries and maintenance. Where routes cross, explain how the interaction will work.
A separate service road is not always possible or desirable on a small property. In that case, plan timings, screening and convenient service access rather than pretending service movement will not occur.
Give the landscape a role
Place shade, rain protection, resting places and privacy between buildings. A landscape budget should support daily use rather than fill gaps left after building placement. Check views from rooms towards each other as well as towards the landscape.
Test the plan in wet weather and after dark. A picturesque path may be inconvenient if every journey to breakfast requires negotiating exposed steps or poor lighting.
Keep infrastructure and phasing visible
Identify water, wastewater, power, laundry, storage and maintenance requirements with the relevant professionals. Reserve space and access for these functions before the room layout becomes fixed. An attractive site plan that omits them is incomplete.
If development will be phased, define an operational first phase with its own coherent arrival and service arrangements. Later construction should not depend on taking apart the only guest access or essential utilities.
