A useful house budget describes what is included, what is excluded and which decisions remain open. A price per square foot is only a starting point. For an owner living abroad, the more important document is a cost plan linked to drawings, specifications and an approval process.

Why two square-foot rates may not describe the same house

One quotation may include a basic kitchen, while another excludes joinery entirely. Site filling, retaining structures, utility connections and external drainage can also sit outside the quoted building rate. Ask each bidder to state the area measurement method, specification and exclusions. Compare the same scope before comparing totals.

Prepare separate allowances for the building, site development, interiors, professional services, statutory charges and owner purchases. Include the cost of operating and maintaining the finished house in a second schedule. That prevents an attractive construction price from hiding an expensive long-term arrangement.

Give uncertainty a name

An unknown foundation solution and an undecided kitchen finish are different risks. The first needs investigation and engineering input; the second needs a design decision. List each unresolved item with the person responsible, the next action and the point at which it affects procurement. Agree a contingency with your cost adviser based on these risks instead of copying a percentage from another project.

For example, a sloping site with an unresolved driveway level should not be priced as if it were a flat plot. Commission the relevant survey and discuss access before treating the preliminary total as a commitment.

Connect payments to evidence

Agree what must be delivered and checked before a payment becomes due. Keep a record of approved variations showing the drawing revision, quantity or specification change, price and programme effect. Do not treat a photograph or an invoice alone as proof that the agreed milestone has been achieved.

Maintain a simple monthly summary: approved budget, contracted amount, approved changes, paid amount and forecast remaining expenditure. Ask the team to explain changes rather than merely forwarding bills.

What to settle before signing

Confirm the quotation's validity, procurement responsibilities, included revisions, inspection arrangements and treatment of additional work. These are appointment decisions for your project, not universal market rules. The RIBA Plan of Work is a useful reference for separating project stages; it does not set Kerala prices or contract terms.

Bring the same brief and current drawings to every pricing discussion. A clearly defined smaller home is easier to control than a larger proposal whose exclusions remain unknown.
