A useful residential brief explains who lives in the home, how guests are received, what needs privacy and what makes everyday routines difficult. We use these questions to develop the layout before discussing a visual style. An apartment renovation and a new villa require different surveys, design decisions and appointments; the proposal should make those differences clear.

Apartment interiors and renovation

Consider the relationship between living, dining and kitchen spaces, the location of storage, the quality of light and the routes through the home. Before changing walls or services, collect the available drawings and building-management requirements. The design should distinguish what can be retained from what needs further investigation by the relevant specialist.

Homes, gardens and thresholds

Outdoor space is most useful when its relationship with the rooms is considered early. Views, privacy, shaded seating, maintenance access and the transition between indoors and outdoors belong in the same brief. A garden should support the household’s routines; its performance depends on the site, exposure and the agreed design.

What a design appointment can include

An agreed scope may cover brief development, layout options, a coordinated design concept, material and lighting intent, and the drawings or schedules identified in the proposal. We explain which decisions each deliverable supports. Surveys, engineering, approvals, procurement and construction-stage involvement must be identified explicitly rather than assumed to be included.

Decide what matters before comparing proposals

Compare the number and purpose of design stages, the drawings included, revision allowances, specialist responsibilities and how changes are handled. A proposal should explain the information needed from you and who will make each decision. Budget and timing should be discussed against a defined scope, not a photograph alone.

Share the location, available drawings, photographs and the changes you are considering. We can discuss the design brief and identify what needs a survey or specialist review before defining the appointment.

Do you carry out the construction?

This page presents design services. Any construction, procurement or site-support role must be separately identified in the appointment; it should not be inferred from the portfolio.

How do we establish a design fee?

The starting information is the project type, approximate area, existing condition, priorities and required deliverables. These allow a scope and fee proposal to be discussed. There is no published fixed price that applies to every home.

I live in Dubai but my project is in Kerala. Where do I enquire?

Design scope, specialist engineering, statutory submissions and construction responsibilities are agreed separately for each project. A design appointment does not imply permit-handling, engineering certification or construction contracting.

What should an apartment interior design brief include?

Start with who uses each room, what needs to change, the available drawings and photographs, and your intended budget and timing. Storage, kitchen use, privacy and furniture sizes help establish a useful layout before finishes are selected.

What affects the design scope for a villa renovation?

The existing condition, rooms being changed and connections to gardens or terraces affect the scope. Moving walls, plumbing or building services can require surveys and specialist input; these responsibilities should be established before detailed design.
